If your home has an old clay roof that was installed many years ago, you may wonder whether or not you should consider having it replaced by a company like Earhart Roofing Company Inc. If so, look for the following signs that it's time to replace your home's clay tile roof.

Majority of the Tiles Are Chipped or Cracked

One of the more obvious signs that your clay tile roof needs replacing is when you start seeing chipped or cracked tiles. You may even start to find pieces of clay on the ground or in your gutters, indicating that they are starting to break apart.

If you only see a few tiles that are damaged, you may be able to get by with replacing only those that are affected. However, if it seems as though the majority of the tiles are broken, a total roof replacement may be in order.

Felt Paper Underlayment Shows Signs of Wear

Another sign that your roof should be replaced can be found by looking at the underlayment. Especially if your roof is old, felt paper was probably used to seal the wood under the tiles to make it watertight.

While standing on a ladder at the edge of your roof, shine a flashlight under the tiles so that you can visualize the underlayment. If you see any bubbling or tears, or if you are able to see the wood underneath the paper, your roof is no longer repelling water like it should and could start leaking at any time, necessitating that you have the roof replaced.

Water Stains Appear Under the Eaves

If you are unable to visualize any damage to the tiles or the underlayment, another way you can tell whether your roof needs replacing is underneath the eaves of your home. If water is flowing under the tiles and underlayment, it may start to pool at the lowest ends of your roof.

As a result, the water may start to penetrate the eaves of your home, creating water stains that are visible when you look up at them. If you see water stains, your roof is no longer diverting water the way it should and needs to be replaced.
